beli rumah

ermm.. sesuai tak tanya kat sini??

saya ni ada hajat nak beli rumah... penat dah menyewa.. tgh survey2 loan ni... cuma a few procedures regarding house buying tu yg saya cuak sikit...

saya ni saving mmg ilexx la... byk hal jadi, so saving kena jadik emergency fund utk adik2 so... now my saving is almost nil... but my hubby and my epf acc 2 mmg cukup la utk buat downpayment setakat aprtment .. masalhnya d/payment nak kena guna duit sendiri dulu,lepas tu baru leh claim and then lawyer fees, documents fee and 1001 fees lagi... mana nak cekau tu kalau takde saving, any option?

macam saya pulak, loan konvensional 9% dengan maybank finance. sekarang nie kalau nak kurangkan % tu bole ke?? ada yg kata bole ada yg kata tak bole...

my best advice - buat personal loan...so far Al Rajhi tak de penalties for early settlement. Rate agak tinggi gak 8.5%...since both of u punya EPF account no 2 tu cukup untuk buat downpayment...so gunakan personal laon buat 10% deposit beli rumah.....bila dapat duit EPF - bayar le duit personal loan....jgn le enjoy katak dgn duit EPF tu

kalau saya refinance bank lain, saya rugi ke atau untung? kalau yg nak refinance kena cakap ke ngan maybank finance tu atau saya cari bank lain dulu????

Follow this step

1. Check dgn Maybank Finance - dah berapa lama ambil loan dgn diorg. Kalau less than 5 years...ada penalty charges untuk refinance
2. Check dgn bank lain yg boleh offer the best rate for refinance

Kalau nak tahu Untung ke Rugi...kena buat calculation sendiri le

Let say
Now - MaybanK Finance - 9%, Monthly bulan2 bayar RM1K
kalau refinance kena charge 1% (ikut bank utk rate nie ) - RM150K = RM1,500.00

New bank - Refinance. Rate 6%. Monthly bulan2 RM600
for one year dah save  - RM3,300 ( after deduct RM1,500 - penalty charges)
RM1K @ 12 = RM 12,000
minus
RM600 @12 mths = RM 7200

kalau ikut calculation di atas...UNTUNG refinance

p/s cari bank lain untuk refinance...survey the rate 1st

amek personal loan...if not mistaken..bank islam ada kasik 5-6% int rate...among lowest....selain BSN...

ok..kak juju saya akan cuba buat apa yg akak suruh tu. harap2 saya berjaya ubah pembayaran bulanan saya. :love:
sakit o.....bayar bulan2 walaupun suami yg tanggung...maintenance agi......

sebenarnya saya nak turun % aje. ada jugak kawan saya suruh ugut cakap nak refinance bank lain kat budak bank tu.ha...nanti dia mesti bg turun % tu. tapi saya nie bab2 ugut nak gaduh2 malas betoi. entahle...

pada kak juju tq......saya akan cuba bertindak secepat yg mungkin.

kak juju kerja bank ke????

bank islam rate 6.5% kalau payment period 1-5 years
7% kalau payment period 6- 8 years

tapi nak apply susah sikit
1. Company mesti Listed
2. min salary RM2K

banyak gak le compare Al Rajhi w/pun interest tinggi tapi bila dapat EPF ...buat le full settlement - tak de penalty charges

p/s my advise buat a few comparison dulu dgn bank2 lain about personal loan...juju pun tgh survey nie ...

kalau buat loan dgn bank yg hujung ada perkataan FINANCE mmg rate lagi tinggi...ok gak kalau nak diskuss dgn officer bank...cakap nak refinance housing loan dgn bank lain coz rate yg diorg bagi tu terlalu tinggi. Tengok le reaction bank officer tu - ada tu berlagak, cakap pi le buat - diorg tak kisah. Ada tu kita le nego lagi .

p/s bukan keje bank le ....keje makan gaji gak

masa saya beli rumah kena bayar down payment RM13k, so bayar booking fee RM2K. pastu balance developer bagi masa sampai dpt keluar epf. check with the developer kalau diorang boleh bagi masa tu, kalau tak boleh cuba cari loan (for d/pymnt) yg takde interest. (pinjam fama)

sekarang ni keluar duit epf cepat, dlm 2 minggu je. so nak ambik loan dgn bank pun alang2.

another option is cari loan yg offer 100%.

setuju dgn smeetasmitten, skrg ni pengeluaran EPF dlm 2-3 weeks jer.. so tak yah laa nak buat PL, sat lgk nk kena tanggung interest lgk

time sya beli rumah dulu booking RM 1K, tunggu EPF dlm 2-3 weeks... pastu settlekan d/payment terus ke developer.

just to share my experience...

- time beli rumah tu mmg takde byk saving gak... downpayment guna Credit card
try survey EON bank.( tak tau ada lagi ke tak package ni)
I wat loan masa end off 2005,EON bank offer loan up to 110 % with few optional.(with or without MRTA).
as i remember kalau wat >100% wajib kena ambik MRTA (rugi ambik MRTA... duit hangus gitu je)
I wat loan for 95% without MRTA..  (I ambik refund insurans with Uniasia -- sorry tak berapa ingat policy dia, tp good offer because at the time kita dah habisn, kita leh dpt balik duit)

Syarat, mesti 1st house, income <=3000.. harge rumah <180k


loan approved cepat,tp kena settle lawyer nyer fees and aggrement tu cepat2, so that they can approved faster, EPF pun sama..

- kalau rumah yg kita beli belum siap, kita just bayar for bank interest je.. takyah byr intallment lagi...

Just nak tau la.. sbb setahu sy la MRTA ni just cover death.. so... kalau lah cthnya sy beli umah ada MRTA so if I die or become disabled before the end of the tenure, the bank or insurance company will settle the outstanding loankan ? and  my family doesn't have to worry about that...

Tapi cam ne kalau sy get any of the major illness cam stroke, or cancer contohnya lah... so kena ke sy n family bayar remaining loan.... :hmm:

boleh ek convert to personal insurance..

mmg tak tau sungguh sy ni...

so kalau nak convert tu kita mintak kt bank ke camne ek juju ?

sbb tu la ada org kata kalau amik MRTA je rugi sbb duit tu nanti burn je..

tapi kalau kita amik personal insurance kita leh dapat balik duit tu bila matang..

tp sy pun tak sure cam ne..

cam MRTA tu dia cover 2 kan.. cover kita klu ada kematian dan umah kalau kebakaran semua..

kalau nak convert to personal insurance...ambil dgn insurance company bukan bank...cam juju ambil dgn MNI

let say MRTA cover untuk loan amount RM180K.....so after 25 years dah habis bayar rumah.....MRTA tu jadi personal insurance with coverage RM180K - cover untuk kematian je tak silap . So bila kita meninggal...waris dapat rumah & personal insurance bernilai RM180K.

Tentang critical illiness tu cover ke tak....juju kena check balik MRTA juju
