MRTA tuh dia dah include sekali dengan loan lump sum ke? Aku punya tak, dia ada state amount, since my loan is quite high, rate dia pon tinggi la, teros x jadi amik, baik amik MLTA, apa2 jadi duit tuh insuran bayar lump sum kepada waris dan boleh digunakan untuk apa2.

BTW, loan u ada guarantor tak? x sure kalau this will effect dia offer, sebab aku xde guarantor.

Kalau ambik Maybank org Hong Leong kata kena penalti 2k pastu agen rumah cakap rebate Tatau dapat ke tak
Tapi hati dan gaji masuk Maybank camana

How is that possible? Kenapa kena penalti? Dia bagi sebab yg munasabah x. Gaji masuk bank mana xde masalah, as long as you pay your loan on time, u can even do standing instruction to hong leong bank from your maybank account.

Rebate tuh under Hong Leong ke atau drpd developer?

Saya rasa dia main taram je kata kena denda sebab tak proceed loan dengan dia.. developer punya rebate ..One month sign loan dapat 2888+ 1% drp harga rumah cash
So terima offer 11/3
Bilakah sebulan berakhir drp 11/3 tu
11/4 ke 10/4
Sign dah loan Maybank ni.... Semoga dipermudahkan la mana mana pun

Nak tanya. Boleh ke dapat loan 100% ? Let say kita beli rumah sekang hand dalam 450k, lepas tu apply loan pun 450k. Boleh ke? Cuma bertanya sebab tak pernah beli rumah lagi :D

Nak ke owner tue jual without secure depo?

Kebanyakan bank kasi 90% loan. Jarang kasi 100% loan.

Banyak betol process nak beli subsale house nie. Lagi2 kalo umah tue leasehold and kat selangor.

Kalo rumah yang tinggi2 nie, takde strata lagi laaaaamaaaaa amek masa.

I do all the things, dari cari bank nak pinjam loan sampai la stamping rental agreement untuk tenant i yang nak sewa rumah i beli tue by my own (without agent). It takes about 9 months until the disbursement date.
So i tau camana panjang process die. But it was a new experience indeed.

Secure depo tu apa? anyway, Thanks untuk advise :). Kita memang zero bila bab nak membeli rumah sekang hand ni. Rumah burung je pun. Strata memang dah ada. Cuma tang deposit tu yang musykil nya sebab tengok forumer dalam ni ada je yang nak ambik 100% loan. Tu yang di tanya camne dapat 100% :D

kalau rumah baru or still under construction blh la 100% loan.kalau rumah subsale ni payah sikit unless owner tu sanggup tak amik depo.biasa owner akan amik depo 10% or kurang2 dia akan tnya brp buyer sggup byr utk depo.ni utk mengurangkan risiko buyer lari sbb kdg2 owner punya la tggu berjanggut igtkan buyer submit loan nak beli sekali snyp sunyi sepi.pdhal masa menunggu tu ade je buyer lain, dah melepas. pernah jd kat i masa nak jual rumah dulu.terlalu percaya kat buyer konon sbb sesama melayu xpe la.hiksss

biasa rumah subsale rata2 bank akan bg loan 90% je

tapi kebiasaan owner nak kita byr depo kat dia 10% dulu but kita bole nego ngn owner if bole tak tunggu pengeluaran KWSP. kalau ok then rezeki lah. if owner insist nak cpt tak sbr tunggu duit kwsp then susah ler.

utk rumah subsale better cari agent. depa akan tlg guide kita :loveliness:

Remark: sy bukan agent rumah tapi ada pengalaman beli rmh subsale melalui agen. alhamdulillah depa guide kita yg zero knowledge psl proses pembelian from A to Z

Kalo guna loan gov dapat 100%. Tp kalo owner nk jgk 10% dia tu, kne keluar duit sndri dulu. Pastu bila loan da setel, ko akan dpt blk duit 10% tu.

Kalo loan bank, kne markup loan spy dpt cover 10% tu. Dan pastikan value rumah tu dapat spt harga yg nk markup tu la. Kalo value rumah x sampai, bank xkan bagi
